There was a third offer that came in late this morning. It was a nice surprise to get when the realtor showed up to go over what we thought were only two. This third offer was the best of the bunch. No inspection, no rigga-ma-roll of any sort, and $5000 in cash even if she has to back out before closing (which is March 28th). Not bad for our trouble.
Her offer was $2000 MORE then we were asking! So things really worked out for us. Of course, it is all unofficial. She still can back out if she is opposed to the association rules. But I doubt there would be any problem there. Even so, we would still get her deposit. The deposit is $10,000, of which we get half, that being the $5000 I mentioned earlier.

As I said, somewhat prophetically, we have another offer coming in. One of the two potential buyers that came to see the place yesterday is making an offer. What makes this even better is that our realtor said that the woman that made Offer #1 has moved her price up to meet our bottom-line. So we are in good shape. We have an offer that is what we would settle for, and now have an opportunity to better it.

I have called this “Offer #1″, because there will be others. The offer was $4,900 lower then what we were asking. They attached a note to the offer saying that the place needs new carpets (my reply so badly wants to be “No shit!!”), and that they would wave an inspection (my reply is again, “No shit!!”, because the place was built just three years ago).
Here is our thinking. There was one place that sold recently in our complex for $2000 more then our asking price, and one that is currently on the market for $6000 more then our asking price.
